    由于土地供给的稀缺性,作为房地产价格最重要组成部分的地价具有不断上涨的趋势,这是房地产泡沫产生的内在动力.土地的虚拟资本特性、预期、投机、非理性行为以及房地产业与金融业的密切关系则是房地产泡沫产生的主要原因.
