    摘要:

    商品房预售制度在我国大陆已经实行了十几年,其对我国房地产市场的发展和繁荣起到了积极的作用,但是其也产生了很多问题。实践中,对该制度的存废争论甚为激烈。文章立足于保留该制度的立场对商品房预售制度进行分析,认为商品房预售制度所带来的问题,不是制度本身所造成的,这些问题可以通过对商品房预售制度的完善来解决。

    Abstract:

    The preselling system of commercial apartments has experienced for decades in China,which play active role in the development and prosperity of China's real estate market.In practice,there is serious debate on the system.This paper makes analysis based on the viewpoint to persist the system,holds that the problems that the preselling system brings are not resulting from this system and that these problems can be solved by perfecting the preselling system of commercial apartments.
