城市轨道交通对沿线住房价格的影响研究 ———基于重庆一手房交易数据的实证分析

摘要:
通过构建理论模型,对城市轨道交通如何影响沿线住房价格做出比较分析,并利用 2019 年重 庆主城区一手房交易数据进行实证研究。 研究发现,轨道交通的开通显著提升了沿线住房价格,且该影 响存在着区域差异和距离衰减特征:经济发展水平越高的区域,其住房价格受轨道交通的影响越大;距离 轨道交通站点越近的住房,其价格溢出效应越明显。 研究结论对于稳健调控房地产市场和合理规划轨道 交通站点具有多重启示,尤其是在城市轨道交通规划方面,政府应加强站点选址与房地产用地审批的地 理对应,从住房供给层面提高对轨道交通沿线住房的市场供应,有效平滑开通轨道交通所带来的沿线住 房需求激增和住房市场价格波动。

Abstract:
By constructing a theoretical model, this paper comparatively analyzed the impact of urban rail transit on the nearby housing market price. Further, using the data of the first-hand housing transaction price of the central districts of Chongqing of 2019, the impact was empirically estimated. It was find that urban rail tran_x005fsit significantly increased the nearby housing price, and such effects have regional differences and distance attenuation characteristics. For those areas with high economic development level, the housing price was largely affected by the urban rail transit. If the house is closer to the urban rail transit station, the price spillover effect was much more obvious. The conclusions of this paper have many implications for the robust regulation of the real estate market and the future rational planning of urban rail transit stations. Especially in urban rail transit planning, the government should strengthen the geographical correspondence between site selection and real estate land approval, increase the market supply of housing along rail transit from the perspective of housing supply, in order to effectively smooth the surge in demand for housing along the railroad and price fluctuations on the housing market.
